How AP contracts with owners
As general contractor
AP contracts directly with the owner, holds the trade contracts, and is accountable for schedule, cost, safety, and quality. This is how most of our completed work has been delivered.
As construction manager
AP leads preconstruction and then manages construction on the owner’s behalf, with open pricing, bid leveling in BuildingConnected, and a project team the owner can see and reach.
As design-builder
AP holds one contract for design and construction, brings licensed architects and engineers onto the team, and carries the coordination between them so the owner has one point of accountability.
For multi-site programs
For owners with repeat facilities, branches, or rebrands, AP applies the same preconstruction and delivery system across locations so each one benefits from the last. Program management and rollouts has its own page.

Questions owners ask about AP’s services
How early should AP get involved in a project?
As early as the site or the program exists. The largest cost and schedule decisions are made before drawings are complete, so a preconstruction review at concept stage gives you a budget, a schedule, and a risk list while you can still act on them.
Does AP work as a general contractor or a construction manager?
Both. AP contracts directly as a commercial general contractor and also delivers projects as construction manager or design-builder. The engagement model follows how you want to hold risk, control design, and buy the work. We recommend one during preconstruction.
Can AP handle design-build and build-to-suit projects?
Yes. On design-build and build-to-suit work AP holds the coordination role from requirements through turnover and brings licensed architects and engineers into one team, so design, budget, constructability, and procurement decisions are made together.
What does AP do about permitting and site work?
AP coordinates permitting and entitlement with the jurisdiction and with the civil engineers, environmental consultants, and other licensed partners who perform that work. We plan the approvals into the schedule so mobilization starts on the date the plan says.
What size and type of project fits AP best?
Ground-up and major build-out projects for warehouses, distribution centers, truck and fleet facilities, light industrial and manufacturing buildings, bank branches, and substantial workplace projects. AP focuses on ground-up and major build-out work in these markets.
How do I request a proposal or a preliminary review?
Use the project inquiry form or call the Houston office. Tell us the site, the facility type, the size, and the date you need to be operating. We will come back with the questions we need answered before we can give you a useful number.
What technology does AP run projects on?
Procore is the project record on every AP job, holding drawings, RFIs, submittals, schedules, daily logs, and photos the owner can open. Trades bid through BuildingConnected against one scope. In preconstruction AP applies AI to document review, quantity takeoff checks, and schedule analysis.
