Estimate questions

How accurate is the instant estimate?

It is an order-of-magnitude planning range built from AP’s own cost index: a base rate by building type, adjusted for market, size, distance from the metro, conditions, and soils. It tells you whether a project is in the right neighborhood. A preconstruction review replaces it with a real number.

What does the range include and exclude?

It is building construction cost only, including general conditions, overhead, and fee. It excludes land, site work beyond the pad, offsite utilities, permit and impact fees, design fees, entitlement, FF&E, owner equipment, testing, escalation, contingency, and financing. The full list appears with every result.

Why does the range change with location and size?

Labor, materials, and trade coverage differ by market, so each market carries a percentage against Dallas-Fort Worth, plus a travel adder past 45 miles from the metro core. Small buildings cost more per square foot because mobilization, restrooms, and the fire riser do not shrink with the footprint.

What happens after I send the range?

You receive the range with its assumptions by email, and a member of AP’s preconstruction team follows up to learn more about the site and the operation. If it makes sense, the next step is a preconstruction review with a staged estimate.

Can I get a range for a renovation or a rollout?

The wizard is tuned for ground-up work in Texas, Louisiana, and Oklahoma. Renovations, occupied-branch phasing, and multi-site programs depend on the existing building and the program, so send a message or call and we will scope it directly.
